WHY STAGE A HOME?

Home Staging sells real estate because a house:

  • Shows better than other competing homes.
  • Impresses buyers as a well maintained property.
  • Allows buyers to see themselves living in the home instead of the seller.
  • Accentuates the best features of the home.
  • Increases the number of agents and potential buyers who will view a home due to better photos on the Multiple Listing Service, internet and on printed advertising materials.
  • Impresses Realtors because they consider "staged" homes ready to sell and often choose to show them first.

Statistics show that staged homes sell faster and for more money.

  • Staging gives your home a competitive edge over other inventory on the market.
  • Staging costs much less than your first price reduction...

Staging is the process of preparing a home for sale using a proven set of guidelines and techniques. You only get one chance to make a first impression and it is won or lost within the first 15 seconds.  Karen has over 20 years of interior design and staging experience and is also a real estate professional who knows the current market and what is needed to help your home sell faster and for more money with the least amount of inconveniences.
Home Staging. . .

When you decide to stage your house for real estate market, you gain a huge marketing advantage over other homes for sale. There is currently a very large inventory of homes on the market all across the country.   So, how can you set house apart? Why should someone buy your home over the other homes on the market?

Staging is all about "first impressions"!
Most potential buyers spend about 3-4 minutes walking through a home. You need to "capture the buyer" in the first 15 seconds to make your home memorable and profitable! For the best impression, you should "stage" your home before it is even listed on the market and MLS photos are taken! Realtors are more responsive to showing your property based on how your home photos look.

If you've watched HGTV's "Designed To Sell" or A & E's "Sell This House", you know what Real Estate Staging/Redesign can do for a home's value when it is being put on the market!

The way you live in your home and the way you need to market your home are two very different things.

The buyer needs to be able to see themselves living in your house. They want it "toothbrush ready" much like a model home!

Home Buyers and Realtors are looking at your home via the internet before they ever make the decision to preview it in person. Your home can be eliminated from a buyer's "must see" list if it does not have "online curb appeal" with great photos that show your property in its best possible condition. A "staged home" can create that great first impression.

Buyers have ONE goal when looking for a home: to reduce the price of your home! They begin this process by making a "running list" in their minds of the negative aspects of your house. As the list grows, their offer shrinks.  Unfortunately, they like to reduce the price in $10K increments, not merely a few hundred dollars.  Staging ensures that this list is short and that their offer comes quickly and for top dollar.

Still not sure about Staging? Consider...

You list your house for $350,000. It stays on the market for 6 months with no offers. You now have to reduce the selling price by THOUSANDS in order to get Realtors to bring their clients back through your home because it is now an "old listing".

For just a few HUNDRED dollars, your home could have shown at its very best from the beginning when the most potential buyers came through and you would have received top dollar, less stress of showing it and sold it in a fraction of the time. Why not stage???
